New Restaurant Coming to Former Alemar’s Location in Unincorporated Palatine

The entire property at the intersection of Dundee and Quentin roads will ultimately be reconfigured into a two-lot subdivision, including the restaurant and other uses that are yet to be determined.

A new restaurant is planned in the fall at the former Alemar’s location at the intersection of Dundee and Quentin roads.  

The Palatine Village Council Monday approved a Preliminary and Final Plat of Subdivision to allow a two-lot subdivision at 795 W. Dundee Road and 1451 N. Quentin Roads.  

Owners Tom and Clarice Coutretsis of Long Grove plan to subdivide the four lots on the property and open the restaurant, which has yet to be named.

Currently, there are no set plans for the second and third parcels, according to notes from a Village of Palatine Plan Commission meeting on May 21.  

A house previously located on the southern end of the property was demolished to make way for the new development.  

Though the property is technically located in unincorporated Cook County, since the Coutretsis’ are proposing to create the subdivision within 1.5 miles of the village limits, they are required to follow the village’s subdivision regulations.  

They do not, however, have to abide by village ordinances regarding zoning and land-use issues, and will instead deal with Cook County as the governing body.  

Currently, Clarice Coutretsis said they are in the middle of a total rehab of the building, including gutting the bathrooms and reconfiguring the entire interior.  

If you drive by the property, you will see extensive changes have already been made to the front exterior façade.  

“The design will be sharp, and city-styled, and we’ll be serving suburban comfort food,” Coutretsis said.  

Coutretsis said the family-owned restaurant will serve breakfast, lunch and dinner, and their plans are to be open by early September.  

“The menu will include a great breakfast menu, along with soups, salads, wraps and many other options-we also will be serving beer and wine,” Coutretsis said.  

“We will be upscale, with good prices,” she said.
