Vision for Vacancy: Former Hotel Bollero, Hotel Indigo

What was once a vibrant, colorful hotel has now become an empty building bordering Route 53 near Twin Lakes. What do you think would be the next best use for the former Hotel Bollero at 920 E. Northwest Highway?

The now vacant, former hotel building at 920 E. Northwest Highway has been in Palatine since 1982.

During its days as Hotel Indigo, the bright blues and greens on the building provided a pleasant sight as drivers came off or got on Route 53. Hotel Bollero took over after Hotel Indigo closed, but didn't prosper for long. 

In late 2011, a developer came forward with an 'Adaptive Reuse' plan, and wanted to convert the building into a senior residential living facility. The village council approved the proposal, but progress was never made. 

"The project and developer are evidently not moving forward. The future plans for this property are not known to the Village and rest with the property owner," said Ben Vyverberg, director of planning and zoning. 

Attempts to reach the property owner were unsuccessful.

The business climate has certainly changed and the property can no longer support a full service hotel. The building requires extensive renovation. I can see it being utilized as an affordable senior living facility. A comfortable community where everyone dines in the dining room which provides a place for all to talk, eat and enjoy. The property could be designed to have laundry facilities on each floor. Not everyone needs a full kitchen, laundry stack, etc in their room. It adds to the expense.

This is a great vision you have C. Johnson. The Hotel was advertised to be put on Auction since March 15.2013 and was put on Auction 4/15-4/17 The hotel has new owners. We just do not know who it is. We don't know what is going on. All I can tell you is that at 3pm Thursday 5/9/2013 we close shift and lock the doors.

This would be ideal for a combination of affordable apartments and senior residential apartments. There's a shortage of both in the NW suburbs. It's also within walking distance to the Arlington Park train station and other transportation for people going to work.

Turn it into a fieldhouse like the Lake Barrington Fieldhouse. This facility is used for seveal sports, such as Lacrosse, soccer, basketball, volleyball and so on and so on. LBF is always full and can be rented out for private events. Also all outdoor spring sports cannot practice right now due to inclemate weather. If it were done through the Park District it coud generate quite a good return as well as provide jobs to local residents.

I doubt another hotel would be interested. There must be lots of competition in the area.

Remember the official name of this hotel was first "Hotel Indigo Chicago - Schaumburg North", then the Hotel Bollero website was "www.hotelschaumburg.com";. I guess you need to have 'Schaumburg' in your name to be taken seriously.

Yes, it was a Howard Johnson's. My sister had her wedding reception there in 1974 and I think it may have been a Holiday Inn?

First of all, the bright blues and greens are not pleasant. Glad the place is gone. I think a senior residence would be nice. It would be nice to see a bigger hotel name take the place like a Hyatt or Hilton or Marriott since there is a banquet hall right there.

No major hotel brand would touch the current building it's too dated for today's consumer. The location is not a destination target nor is it a business hub. Anyone who would go to the track for the day and spend the night would probably also want to venture down to Woodfield, therefore staying in that area. It's just not sustainable as a hotel.

They are not gone. Hotel Bollero is still open, I just called. No restaurant and no pool. Are they paying occupancy taxes?

I don't know about that. Palatine already chose it's spot. At the time of Palatine PD construction, Hotel Indigo was around and still doing... all right.
